Tucson Home Foreclosure Update

Foreclosure filings in Pima County and the Tucson area dipped slightly in February compared with last year, but they remain far higher than they were a few years ago.

Last month there were 982 trustee-sale notices filed in Pima county, compared with 1,016 filed in February 2009. The notice tells borrowers in default that their property has been scheduled for auction. It doesn’t mean the property will definitely go into foreclosure, but it’s a sign of financial distress.

Month-over-month trustee-sale notices increased from 863 in January.

In February 2006, close to the peak of the Tucson housing market, there were 192 such filings.

Meanwhile, 516 properties were sold at auction last month – sales filed with the county as trustee deeds – compared with 537 properties sold at auction in February 2009. Those numbers are roughly 10 times what they were four years ago. In February 2006, 51 properties were sold at auction, according to the Pima County Recorder’s Office.

The Federal Reserve’s $1.25 Trillion dollar purchase program is set to end in March. The funds in this program were used to purchase mortgage-back securities otherwise known as “Mortgage Bonds”. This program began in January 2009, and was used to lower home loan interest rates to the lowest levels in history. Unfortunately, all good things must come to an end. The experts in the mortgage industry predict rates will increase in March, 2010.

For now, Interest rates are at record lows!

"Coldwell Banker Residential Brokerage February, 2010 – There has been a lot written about the First time Homebuyer Tax Credit. Other articles have focused on the Move-Up buyer. But many are still unaware that the Tax Credit also applies to people who are downsizing. Who do you know who has been in their home at least 5 years, but for whatever reason, would like a little less home? For many, the thought of moving after being on one place for many years can be overwhelming. Also overwhelming can be the care and up keep of a property that may not suit our needs as well as it did when it was first purchased. For some, it may mean moving closer to family. For others, it may mean staying in the same area, but in a new home that fits their needs a little better. For still others, it may mean freeing up some equity to supplement their retirement income. It may also mean a $6500 tax credit!  If you would like more details about the housing tax credit or a Q&A going over the most common questions, please give me a call. I’d also be happy to send it to anyone you know who might want more information. Finally, it’s good advice to always check with your tax professional whenever you are thinking about making a major decision. Taxes, eligibility and how tax credits are applied are different for all of us. There is an April 30, 2010 deadline for getting a home under contract for the Tax Credit and it must close by July 1, 2010.  So, because of the deadlines, there is an urgency to get this information out. Another Reason to live in Tucson.

What an amazing site to see and to hear. This roaring waterfall was seen off the Catalina Scenic Highway in the Santa Catalina Mountians this past Tuesday in Tucson, Arizona. Until you visit Tucson one can not imagine the vast beauty and diversity of the landscape.
Only a 45 minute drive up Catalina Highway you will reach the snow on the top of Mount Lemmon where Ski Valley ski mountain is located and the small town of Summerhaven. Ski Valley is the Southern most ski mountian in the continental USA.

Last week Mount Lemmon had there largest snow storm this year closing the roads for several days.
So if you need a change of season here in the Southwest just take a day trip up the mountian. This is also a wonderful place to visit in the summer to cool down.

So if you want to golf, hike, play tennis or do any of your favorite activities all year round Tucson is the place to have to call home in. You also can get a little skiing in, sledding or just playing in the snow if thats what your heart desires only minutes away.

Offical Year End Report for 2009

The link below is the offical statistical information from the Tucson Association of Realtors/ Multible Listing Service overview of the market for 2009.

This information is very positive.  Home unit sales were up 10.24%.  In December Pending contracts for 2009 increased 38.56% over last December. Also, the active inventory was down 10% over last year.  Days on the market slightly went down

These are all signs of the market moving up here in Southern Arizona.

I'm looking forward to a positive Real Estate market in 2010!
